Confirm whether the parcel is inside the incorporated city, then verify utilities, zoning, taxes, sanitation, districts and service providers.
Flood and evacuation
Review current maps, elevation, drainage, evacuation zone, water history and property-specific insurance. Flood and evacuation zones are not the same.
Waterfront and navigation
Verify route, depth, bridges, draft and clearance; inspect seawall, dock and lift; review permits, district boundaries and maintenance responsibility.
Tax bill and assessments
Identify canal, utility, road, solid-waste and other charges, then estimate property taxes after reassessment and exemptions.
Condo or association
Review rules, budgets, reserves, insurance, reports, assessments, litigation, projects, rental limits, pets, vehicles and unit-owner obligations.
Insurance and storm history
Obtain proposals early and review roof, openings, claims, repairs, permits, warranties, deductibles and evidence of prior water intrusion.
Historic and property rules
Check zoning, overlays, setbacks, rental rules, additions, permits and restrictions before assuming the buyer can remodel, rent or add structures.
Daily route and noise
Test downtown, I-75, airport, healthcare, groceries, beaches and work at realistic times; check road, aircraft, marina and event activity.
